
The first major public ski resort in North America in more than 40 years will add another big draw: Park City, Utah’s Deer Valley East Village will welcome a ski-in, ski-out Waldorf Astoria hotel in 2028, officials shared exclusively with Forbes Travel Guide.
Waldorf Astoria Deer Valley Resort and Residences will sit alongside the 4.8-mile Green Monster, Deer Valley’s longest run. Its architectural centerpiece: a pool cantilevered over the new slope, letting swimmers watch skiers pass below.
“Waldorf Astoria is one of the most prestigious hotel brands in the world, and the recent restoration and reopening of the Waldorf Astoria New York has reaffirmed that legacy,” says Gary Barnett, founder and chairman of Extell Development Company, which is spearheading the more than $5 billion multi-phased project. “Bringing that renewed sense of excellence, elegance and brand strength to Deer Valley is incredibly exciting and sets a new benchmark for luxury in the mountain resort space.”

The Waldorf Astoria will have 132 accommodations plus 105 private residences split among the floors above the hotel (56 units) and in a standalone tower (49 units). KPF, the firm behind marvels like Atlantis The Royal in Dubai and Rosewood Bangkok, will oversee the sleek, glass-filled architecture, which will allow for unobstructed views of Bald Mountain, Hail Peak and Park Peak. And AvroKO, responsible for the distinctive looks of W Prague and Four Seasons Hotel Bangkok at Chao Phraya River’s BKK Social Club, will handle the interiors.
“Combining globally recognized design with personalized service, this property will redefine alpine hospitality,” says Kara Randall, vice president, North America luxury and mixed-use development, Hilton.
For active pursuits, guests can take advantage of the ski valet service or the onsite golf simulator. But if visitors seek recovery and relaxation, they can opt for the year-round resort’s wellness offerings, including a 15,000-square-foot spa with thermal features and a snow room (a chilled chamber that’s part of a hydrotherapy circuit), an indoor lap pool and fitness centers. Dining options will encompass numerous restaurants and bars, including the brand’s signature Peacock Alley, a lobby lounge tradition that has anchored Waldorf Astoria properties since the original New York hotel. Beyond leisure, the property will seek to attract groups with 11,300 square feet of meeting and event space, most notably a 5,200-square-foot ballroom.

It will mark the second Waldorf Astoria in Park City (which was featured as one of FTG’s top destinations to visit in 2026). Forbes Travel Guide Four-Star Waldorf Astoria Park City debuted at the base of Park City Mountain Resort in 2009.
“Waldorf Astoria Deer Valley Resort and Residences will reflect the same hallmark luxury as Waldorf Astoria Park City, offering personalized service, iconic design and signature experiences — enhanced by exclusive Hilton Honors benefits,” Randall says.
The forthcoming Waldorf Astoria will be part of Deer Valley East Village’s slate of eight hotels, including the now-open Grand Hyatt Deer Valley, a Four Seasons (to debut in 2028) and a Canopy by Hilton (which will open this summer). The ski resort will have 32 restaurants and 42 shops.
New York-based developer Extell is known for notable NYC skyscrapers, such as One57, the glass tower that houses Park Hyatt, and Central Park Tower, the world’s tallest residential tower at 1,550 feet. But Barnett couldn’t pass up the Utah project.

“Deer Valley presented a truly one-of-a-kind opportunity not just in the Western Hemisphere, but in the world,” he says. “The combination of world-class skiing, scale and the ability to create a fully integrated luxury village from the ground up simply doesn’t exist elsewhere or come close to it.”
Deer Valley’s long-awaited expansion made big strides this season, with the skiers-only resort doubling in size. Last month, it debuted 80 new ski runs and seven new lifts, on top of the 20 new runs and three new lifts that opened last season. When complete, Deer Valley will span more than 5,726 skiable acres across 238 runs with 37 chairlifts, making it one of the largest ski resorts in North America.
