      Forbes Travel Guide’s Most Anticipated Hotel Openings For Fall 2025

      As the leaves change and the air begins to chill, it’s time to start planning a fall getaway. Whether you’re seeking a contemporary escape on the shores of Italy’s Lake Como, a ski retreat in Montana’s Big Sky Country or a luxe eco-sanctuary in Tokyo, a lineup of new hotels promises to help redefine luxury travel this season.

      Here are Forbes Travel Guide’s picks for the fall’s most anticipated hotel openings:

      Mandarin Oriental, Vienna

      Conveniently located within Vienna’s Ringstrasse, the Mandarin Oriental sits inside a restored Art Nouveau structure that first served as a courthouse at the turn of the 20th century. The 86 rooms and 52 suites line a peaceful courtyard and bear traces of the hotel’s Art Nouveau origins. The spa will be the capital’s largest, spanning more than 7,500 square feet with an indoor pool and seven treatment rooms. The hotel will also feature four dining and drinking spots.

      One&Only Moonlight Basin, Big Sky, Montana

      One&Only’s first U.S. hotel will open its doors in November, just in time for ski season. The alpine property will have its own ski lodge and a gondola that connects to Madison Base, making it an easy perch from which to hit the surrounding slopes. Après-ski at mountainside eatery The Landing or the more upscale Akira Back (the eponymous restaurant from the acclaimed Aspen chef and former pro snowboarder), relieve weary muscles in the heated open-air pool or eight-treatment-room spa—or simply rest in your Olson Kundig-designed, nature-influenced room, suite or cabin.

      The Lake Como EDITION

      While Lake Como is known for its historic hotels, EDITION—a partnership between Marriott and hotelier Ian Schrager—will bring modernist chic to its western shores. Inside a 19th-century palazzo, the brand will instill its contemporary, minimalist aesthetic throughout the property, from the lobby bar to its 148 rooms and suites, many of which will have terraces overlooking the water and Bellagio. The hotel, which is set to open on September 9, also will feature waterfront dining from decorated chef Mauro Colagreco and a showstopping pool that floats atop the lake. 

      Faena New York

      Following the success of its Buenos Aires and Miami Beach siblings, the New York outpost of Alan Faena’s chic hotel group will be big, bold and brash. Set inside the east tower of the One High Line development, the 120-room Chelsea hotel will also import amenities from its sister properties: a restaurant from Argentine live-fire master Francis Mallmann (La Boca will focus on asado cuisine), intimate speakeasy El Secreto and a South American-influenced Tierra Santa Healing House spa.

      Conrad’s first hotel in Germany will debut this September in Hamburg’s landmark Levantehaus building with Art Noveau and Art Deco flourishes. Design studio 1508 London took inspiration from the 1912 structure’s original architect, Franz Bach, to infuse the 283 rooms with his musical and architectural leanings. The hotel also will have the city’s largest presidential suite, Latin American restaurant Greta Oto and a prime location on shopping corridor Mönckebergstraße.

      A stay at this Gulf Coast getaway, expected to open in October, will keep your focus on the beach. Visit the toes-in-the-sand restaurant HB’s, take to the water on the 34-foot Hinckley boat or unwind in one of the 220 ocean-inspired accommodations. And be sure to dine at The Merchant Room from excellent Minneapolis chef Gavin Kaysen, catch the colorful nightly skies at the Sunset Bar and get pampered at the 30,000-square foot spa. And more is coming—an 18-hole Tom Fazio golf course arrives in 2026.

      Waldorf Astoria Shanghai Qiantan

      Opening in late 2025 in Shanghai’s New Bund area in the Pudong district, the Waldorf Astoria will fuse the city’s rich Art Deco heritage with Chinese culture to stunning effect. A stay also comes with fantastic views—the luxury hotel overlooks the Huangpu River and skyline—the brand’s signature Peacock Alley lounge, a top-floor restaurant specializing in Min cuisine from China’s Fujian province, a spa with personalized wellness journeys, and an indoor pool area filled with white stone and natural light.

      White Elephant Aspen

      The classic Nantucket hotel will open an outpost in the Rocky Mountains in late fall. But the White Elephant will leave its Victorian-inspired, shingled blueprint on the island while embracing a modern brick and wood façade and a curved glass entry for its boutique hotel in downtown Aspen. The hotel’s 54 rooms are colored with warm rusts, whites and charcoals and have elephant door knockers, and the property will spotlight art the reflects the Colorado scenery. If you’re there to ski, a wintertime shuttle will bring you to the slopes.

      Mandarin Oriental Downtown, Dubai

      Mandarin Oriental opened its first Dubai hotel along the coast, and its second will reside in the nearly 1,000-foot Wasl Tower, a twisting downtown high-rise that has the region’s tallest ceramic façade and innovative “fins” that help airflow for natural cooling. The 259 rooms and suites will boast unobstructed views of the gulf and the city skyline, the two-floor spa will mix ancient healing practices with cutting-edge wellness technologies, and guests will have a choice of the 10 restaurants and bars on offer.

      1 Hotel Tokyo

      Amid the bright lights and bustle of Tokyo, find a nature-like retreat in the Akasaka district. 1 Hotels’ Japan debut this fall follows the brand’s eco-luxe ethos while adding local touches. The thoughtful design of the 211-room hotel draws from the country’s natural landscapes with moss-covered boulders, plant-lined walls and Oya stone while also incorporating wabi-sabi, the Japanese art of finding beauty in imperfection. Zen gardens influence the spa, which also offers hammams and an indoor pool.

      Park Hyatt Los Cabos at Cabo del Sol

      Los Cabos’ sizzling hotel scene will get hotter when Park Hyatt opens its first Mexico property in the exclusive Cabo del Sol enclave. The hotel’s 163 water-facing guest rooms and suites practically disappear into the desert landscape. Stretching across the coastline, the Park Hyatt will keep you busy with a 59,000-square-foot wellness facility, five restaurants and bars, five pools, a beach club and a world-class golf course.
